EICR & electrical safety certificates

Electrical Installation Condition Reports for landlords, homeowners and buyers — a full inspection of your wiring, earthing and consumer unit against current safety standards.

What an EICR covers

An EICR is a thorough inspection of the fixed electrical installation in a property: the consumer unit, wiring, earthing and bonding, sockets and switches. Every observation is coded C1 (danger present), C2 (potentially dangerous), C3 (improvement recommended) or FI (further investigation needed), so you know exactly what, if anything, needs fixing.

Who needs one

  • Landlords — a legal requirement in England, renewed at least every 5 years
  • Homebuyers & sellers — useful due diligence before completion
  • Homeowners — peace of mind, especially in older properties
  • Businesses — often required by insurers and for fire risk assessments

What happens if issues are found

If your report comes back with C1 or C2 observations, we'll quote separately for the remedial work — there's no obligation to use us for repairs, though most clients do since we already know the property.

Common questions

Is an EICR a legal requirement?

Yes, for private landlords in England renting residential property, an EICR is required at least every 5 years under the Electrical Safety Standards regulations.

What's the difference between an EICR and PAT testing?

An EICR covers the fixed wiring installation. PAT testing covers portable appliances plugged into it — they're separate checks and we can arrange both.

How quickly can you book me in?
